Home Buying in Mexico 101

Your In The Know Mexico Guide

Dreaming of owning a home in Mexico? You're not alone—and yes, Americans can buy property here. With my on-the-ground expertise and trusted network, I’ll walk you through every step of the journey to make sure it’s informed, legal, and safe.

Step 1: Find Your Dream Home

I’ll help you explore neighborhoods, compare listings, and connect with vetted, bilingual realtors who understand expat needs. Once you find the right fit, we’ll guide you through the offer and negotiation process.

Step 2: Draft the Sales Contract

We’ll ensure the contract reflects fair terms and is in line with local law. All legal documents are in Spanish, but I make sure you understand every clause—with English translations and referrals to bilingual legal pros if needed.

Step 3: Make a Deposit

A 5–10% deposit is typical in Mexico. I’ll guide you through the safest way to handle this payment, often through a reliable escrow provider when available.

Step 4: Understand the Fideicomiso

If you're buying within 50 km of the coast or 100 km of the border, you’ll need a fideicomiso (a bank trust). I’ll explain what it is, help you set one up, or transfer an existing one into your name.

Step 5: Get Legal Authorization

Your notary—who plays a critical role in Mexican real estate—will request official permission for your purchase and ensure all requirements are met. I work with trusted notaries who understand the expat process.

Step 6: Due Diligence & Valuation

Your notary will complete the legal review and property valuation. Need a survey, inspection, or title check? I’ll connect you with licensed professionals to protect your investment.

Step 7: Sign the Escritura & Finalize Costs

Once everything is in order, you’ll sign the escritura (property title) and pay remaining taxes and fees. I’ll make sure you understand every step and support you until keys are in hand.

Step 8: Registration

Within about 3 months of closing, your ownership will be fully registered. Welcome home!

Avoiding Risks and Scams

Buying property abroad can feel overwhelming, but I’m here to protect your peace of mind. Here are a few golden rules I always share with clients:

  • Get referrals — I only work with vetted realtors and professionals.

  • Meet the seller — Always verify who’s selling and that they have clear legal rights.

  • Skip Ejido land — These communal lands are risky and often sold illegally.

  • Use escrow — It’s not standard, but I help arrange it to keep your funds safe.

  • Get a home inspection — Mold, pests, and construction issues can be hidden.

  • Never mail money — If it feels shady, it probably is.

  • Trust your gut — Your instincts matter as much as the paperwork.

Where to Look for Property

Whether you're browsing online or visiting neighborhoods in person, I help you navigate listings, agents, and neighborhoods that match your lifestyle. Want a beach bungalow? City condo? Colonial home? I’ll help you narrow it down.

What Type of Property Can You Buy?

From modern condos in Mexico City to ocean-view villas in Puerto Vallarta, your options are wide open. I’ll help you assess location, lifestyle, and long-term goals before choosing the perfect fit.
